SARTHE(Loire Valley)  For sale-Apartments(2) on River plus Building for B&B or more apartments

My property is in a town calledSable which is about two hours from

Paris by TGV or autoroute (main one from Paris to Lyon with Chartres and its Cathedral on the way) and midway between LeMans and Angiers (and about 30 kms from each) which is on the Loire River.

  It is located directly on the rivers Sarthe (which flows into the Loire River)and Erve and about 1/2 block from the center of town. The property consists of two large buildings-one the old part and the other a newer part that has two full apartments-furnished fully.

    The buildings are about  15th, 16th century with full slate roofs. The whole property was possibly a convent in the past.

    The two apartments (in the newer building) ,both small but comfortable and consisting of (upper one) living room (with fold out double bed), kitchen, bathroom (shower only) ,bedroom (double bed) ,another bedroom (two single beds) and the lower one with living room (folding out double bed) ,bedroom (two single beds) ,bathroom (tub) ,kitchen. Both are fully furnished within the last two years. There are windows in each room with great views down the river in both directions and across the river to where the church is located. The Sarthe river is about the length of a football field wide and another small river is on one side of this building. This building also has access to the garden directly on the Sarthe river with steps down to it. There is a un-restored level to this building on the garden level with a toilet.

The other old building consists of four levels and is presently configured in various rooms/apartments with no toilets but some running water. It has beamed ceilings, 15th century clay tiles, fireplaces. Each level has high ceilings with the one under the roof extending to the roof rafters with some great details. There is a staircase from the entrance hallway to this uppermost level. There is also a “cellar” area which extends below the street level. This whole part needs total restoration. Balconies and windows (all original) are present on each level.

   There is also a lean to building in the garden against the old building. 

   The town of Sable sur Sarthe is about 25,000 people ,quaint and quite active especially during the summer. It has grown steadily over the 15 years I have had this property. It is about two hours by autoroute from Paris, the same by TGV railroad (directly from the airport with a switch at LeMans). It is about one hour from most of the major Chateaux in the Loire Valley, and about the same from the Normandy coast. LeMans and its race course are 30kms away.
